This week in Eckington the active listings went from 28 to 24 with 15 closings taking place in the last 30 days.

Alex and I often get the question about when the right time is to list your home. The real estate market in D.C. follows a seasonal trend, with certain periods attracting more buyers. According to the data, spring and fall are the sweet spots. These seasons have better weather, cooler temperatures, and an inviting vibe that gets people out and about, looking for homes. However, it's worth noting that most other times of the year can also be successful for listing your home. There are specific dates I would suggest avoiding, and Memorial Day happens to be one of them. Memorial Day weekend is when a lot of people kick start their summer vacation, and Washington, D.C. tends to empty out. Timing plays a crucial role in real estate, so make sure to aim for the right dates to increase foot traffic and attract potential buyers.

This week in Eckington the active listings went from 27 to 26 with 13 closings taking place in the last 30 days. Regardless of marketing conditions, the DC real estate market follows predictable patterns with the seasons. This May is shaping up to be no different, with a flurry of activity of new homes coming on the market. On one of our listings, which is only in "Coming Soon", we were surprised to see we now have 4 showings scheduled for the hours after it is set to go live on the market. Buyers and their agents appear to be moving quickly on quality homes that come on the market. Spend the time to prepare your home to sell, market effectively, and the sale price you want will follow.
