A few notes about the numbers this week. This week in Eckington the active listings went from 32 to 37 with 13 closings taking place in the last 30 days. Those numbers are very near what we had last week. Currently there are 5 properties for sale for over 1 million dollars and we have had 15 properties close for over 1 million in the 365 days. There were a total of 11 properties that closed for over 1 million in 2020. What is interesting is that all properties for over 1 million in 2020 were single family homes and 5 of the homes in the last 365 days that sold for over 1 million are condos. This speaks to the changing typology of homes being built in Eckington.
The 30-year fixed rates fell to 5.990%, from 6.375, due to some of the uncertainty in the banking sector. This might be a shocking fact to some, but today’s mortgage interest rates are well below the highest annual average rate recorded by Freddie Mac — 16.63% in 1981.
